If a company asks you to take out the building permit yourself as an owner-builder, treat it as a warning sign: Arlington says that may mean the contractor isn't able to obtain the permit.

A plain, uncovered patio 30 inches or less above grade needs no building permit at a one- or two-family home. Built more than 12 inches above the adjoining ground, it still has to stay out of building setbacks, and any patio has to keep surface water off the neighboring lot, so ask how the slab will drain.

Skipping a required permit can cost you later: when an inspector finds a contractor working without one, the job gets a stop work order, some of it may have to be uncovered and redone, and the city holds the property owner ultimately responsible.
